The property was occupied by prehistoric people, probably from the Manasota culture, which dates approximately from 500 B.C. to A.D. 800. The main residence, designed by architectural firm Otis & Clark and built in 1916, is a two story L-shaped Italian Renaissance mansion constructed for Edson and Nettie Keith. It was later sold to Charles and Mae Prodie in 1941. They turned it into an exclusive luxury inn "Phillippi Plantation" which was open from December to April until 1960. After the death of Mae Prodie in 1986, the house was renamed the Phillippi Mansion and opened to the public. The Prodie Shell Midden, located west of the main house, is a contributing archaeological site. The 60 acre Edson Keith Estate (also known as the Phillippi Estate Park or Phillippi Plantation) was later added to the U.S. National Register of Historic Places on March 14, 1991.
